These Terms & Conditions govern your purchase and use of digital house plans from Noho (noho2020.nz). By purchasing any plan, you agree to these terms.
- Plans are prepared to support projects seeking New Zealand's Schedule 1A small stand-alone dwelling exemption pathway.
- Exemption is not automatic and depends on your site conditions, district plan rules, council requirements, and proper construction by a Licensed Building Practitioner.
- We do not provide site-specific foundation engineering, drainage design, or a PS1. These remain your responsibility (or your builder's).
- Weathertightness detailing and construction quality are the responsibility of the LBP carrying out or supervising the work.
What we sell
We sell digital construction plans (PDF downloads) designed by a Licensed Building Practitioner (Design LBP). These are planning and structural documents only. We do not supply building work, supervision, or a finished dwelling.
Your licence
When you purchase a plan you receive a non-exclusive, non-transferable licence to use the documents for one single build on one site only. You may not resell, share, copy, or redistribute the plans.
Important limitations
No structural warranty on the build
We stand behind the quality and clarity of our documentation. However, because we are not the builder, we do not offer a structural warranty on the finished dwelling. Performance depends on your chosen LBP, materials, site conditions, and workmanship.
Limitation of liability
To the fullest extent permitted by law, Noho and its designer are not liable for any loss, damage, or costs arising from the use of these plans, including but not limited to construction issues, council decisions, or failure to obtain exemption.
Governing law
These terms are governed by the laws of New Zealand.
