- What is Schedule 1A and why does it matter?
- Schedule 1A of the Building Act lists building work that doesn't need a building consent — including some single-storey detached dwellings up to 30m². Our plans are drawn with these rules in mind so qualifying projects can move faster, with less paperwork.
- Are your plans suitable for any site?
- Most NZ sites, but not all. Slope, services, ground conditions, distance to boundaries and your council can all change what's possible. Use Check My Site and we'll give you an honest read.
- What sizes do you design?
- Single-storey, standalone dwellings up to 70m². That covers granny flats, tiny homes and minor dwellings.
- What do I receive when I buy a plan?
- A complete digital plan set — floor plans, elevations and sections — delivered as a downloadable PDF that you can hand to your Licensed Building Practitioner.
- Can you change a plan to suit my site?
- Yes. Custom Tweaks ($300–$600) cover layout, window, material and orientation changes. For larger reworks, get in touch.
- What if my project needs a building consent?
- We offer a Consenting Service ($2,500–$4,500) that coordinates documentation, council liaison and engineering input through licensed partners.
- Do you guarantee my build will be exempt or compliant?
- No — and no honest designer can. Plans are optimised for exemption, but final approval depends on your site, your LBP and your council. NOHO assumes no liability for construction or compliance outcomes.
