- • Site-specific pile depths and full foundation engineering — these are always dependent on your ground conditions.
Ground conditions & foundations
Every site is different. Noho plans are designed assuming "good ground" conditions in accordance with NZS 3604. On sites with soft soils, fill, expansive clays, liquefaction risk, steep slopes or high water tables, a geotechnical assessment by a qualified engineer is strongly recommended — and may be required — to determine the correct pile depths and foundation design.
Your two easy options:
- Ask Noho to quote and supply the engineered pile depths and foundation design as a separate add-on, or
- Engage your own Licensed Building Practitioner (LBP) or structural engineer to complete this section using our plans as the starting point.
2026 Small Stand-Alone Dwelling Exemption Pathway
Plans sized and detailed to support the 2026 small stand-alone dwelling exemption pathway when built by a Licensed Building Practitioner in accordance with the Building Code.
Final responsibility for site-specific compliance and exemption conditions rests with the LBP carrying out or supervising the work.
Why ground testing is often needed
Every piece of land is different. Some ground is nice and firm, but a lot of sites have soft soil, clay, fill (old dumped material), or are on a slope.
A basic geotechnical assessment (which includes a soakage test for drainage) tells us exactly what the ground is like under your site. This lets us design the correct foundations (pile depths) and drainage system that will actually work on your land.
Without proper testing we can't safely quote or design these items — it's like trying to build a house without knowing what the ground is made of. It's cheap insurance and usually required anyway.
We've partnered with trusted local engineers to make this easy. We can provide:
- • Fixed pricing from a structural engineer for pile depths only
- • A standard rate from a geotech engineer for a simple ground test (soil conditions + soakage) in the Auckland region
- • A Prime Cost (PC) sum for geotech travel outside Auckland (structural engineer travel is not charged)
Many sites require additional engineering and design work beyond the standard plan package. We can also provide pricing for:
